IMPORTANT:   In order to be considered for this position, a resume/CV must be uploaded and submitted during the application process.  Please make sure work history and education are added correctly.    Job Summary We are seeking a Director, Global Real Estate transactions to support our Global Real Estate group within the global facility management and engineering services team. 

The Director, Global Real Estate transactions shall partner with Global Facilities Management Services, Business Unit Leaders, and Site Managers to develop and implement corporate real estate guidelines to ensure a consistent approach to real estate acquisition and disposition. Responsible for supporting the global real estate needs within a complex multibillion dollar company spanning 110+ locations in over 20 countries. Primary functions will include negotiation of leases, supporting acquisitions/dispositions, site selection analysis process, resolving issues and responding to inquiries/complaints regarding real estate activities, and maintaining partnerships with key external contacts.

The position requires strong operational alignment with key stakeholders and within Global Facilities Services as well as other categories such as Finance, Engineering, and Construction. The Director, Global Real Estate transactions must display excellent communication skills to all internal stakeholders, CRL Senior Leadership, suppliers and industry forums.

  Essential Duties and Responsibilities ⦁    Business Partnering: be a credible and reliable advisor effectively communicating across departments and business units to provide real estate support to business unit leaders, in support of their strategic planning process.

⦁    Responsible for establishing and implementing corporate real estate guidelines to ensure a consistent approach to real estate acquisition and disposition.

⦁    Assist business units in renewing lease agreements with landlords, resolving issues and responding to inquiries/complaints regarding real estate activities.

⦁    Provide corporate oversight in site selection process and strategy with a focus on meeting corporate criteria and business plan objectives, and present recommendations.

⦁    Lead the initiative to secure local, state or federal incentives for any projects or real estate transactions that may qualify for such incentives.

⦁    Present offers, discuss counter-offer details, skillfully negotiating and managing tough situations and sensitive relationships ensuring value and minimizing risk before finalizing offer conditions and obtain signatures.

⦁    Prepare summaries for Corporate Legal review, highlighting non-standard lease or purchase offers, and obtain rulings on contentious issues.

⦁    Manage real property assets (land and building) by overseeing the RE database.

⦁    Develop and monitor real estate business plans with performance and financial metrics, updating senior management as required

⦁    Support the real estate efforts for all mergers, acquisitions, joint ventures and other transactions. 

⦁    Responsible for supporting development and implementation of space utilization and planning strategies; integrating with business segment and site facilities leadership to plan and forecast infrastructure capital expenditure requirements necessary to support this initiative.

⦁    Stay current and informed on the service provider market (brokerage), changing technologies, and global market trends to ensure CRL category strategies are delivering maximum value, driving innovation while maintaining quality and service.

⦁    Supplier Relationship Management - Develop and manage relationships with brokers and cross-functional teams including scheduling SRM meetings and coordinating evaluations to determine supplier performance using rating systems and/or predetermined standards based on contractual agreed KPIs.

⦁    Policies - Ensure the enforcement of related procurement process and policy, working with Finance, Legal, Procurement and Audit as appropriate. Create process documents, SOPs and work instructions as required.

⦁    Technology - Implement and maintain required systems, files/archives and databases of project execution. Manage cost savings and performance measurement systems new contracts. Where appropriate, track, analyze and report cost savings against contract spend commitments. Utilize and manage reporting procedures that meet the internal needs of Finance, Legal, Procurement and Audit.

⦁    Perform all other related duties as assigned. Qualifications The following are minimum requirements for the Director, Global Real Estate transactions

⦁    Bachelor’s degree (B.A./B.S.) or equivalent in a related discipline required.  MBA, advanced degree, or Engineering degree a plus.  

⦁    15+ years related experience in commercial real estate in a corporate setting, preferably in a life sciences company and/or multinational corporation is highly desired.

⦁    At least 5 years leading transformational projects or strategy/process development with enterprise impact

⦁    Experience in market/area surveys and site location analysis.

⦁    An equivalent combination of education and experience may be accepted as a satisfactory substitute for the specific education and experience listed above.

⦁    Other:   Excellent oral, written, presentation, and interpersonal communication skills required along with strong analytical, influencing and negotiation skills.
